Commercial junk removal companies find work in one of three ways:
- They run their own outbound system against demolition permits, store closures, and commercial move-outs
- They hire an agency
- They buy from a marketplace or data service that tells them who has debris to move
This page compares the realistic options in all three groups, with honest notes on cost and fit. The first entry is our own product, listed with that disclosure up front.
| Option | Price | Best for | Weakness |
|---|---|---|---|
| Lead Gen Library system (ours) | About $190 a month in tools | Reaching the GC or property manager before the haul-off is booked | Needs someone to run it |
| Construction project data | From around $300 a month | Coverage of large demolition projects | Skews large; every subscriber sees it |
| Junk removal marketing agency | $500 to $2,500 a month | Haulers with budget and no time | Stopping the retainer stops the work |
| Thumbtack and Angi | $25 to $75 a lead, an estimate | Filling a quiet week with residential jobs | Shared, and mostly residential |
| Google Ads | $8 to $25 a click, an estimate | Catching people already searching | Most clicks are homeowners |
| Apollo | Free to about $99 per user a month | A simple all-in-one | No timing signal |
| Instantly | $37 to $97 a month | The sending layer of a larger system | It sends, and that is all it does |
1. Lead Gen Library system (ours)
This site publishes a documented n8n system for commercial junk removal: workflows that find the general contractor, property manager, or facility manager behind each haul-off job and run a personalized email sequence from your own domain.
The records it reads:
- Demolition and interior-demo permits
- Store closures and liquidation notices
- Commercial move-outs
Disclosure: we build and sell this system, so read the rest of the list as the alternatives we compare ourselves against.
| Tier | Price |
|---|---|
| Full spec | Free PDF |
| Importable workflow files | $297 |
| Done-for-you install | $2,997 |
| Running cost | About $190 a month in tools on n8n Cloud, plus your time |
- Strength. It reaches the person booking the haul-off while the demo or closeout is still being planned, and it sends a branded quote automatically after each site visit.
- Weakness. It does not fit a hauler who wants jobs to arrive with zero involvement, or a one-truck operator with no room for a 40-yard job on two days’ notice.
- No help at all for residential cleanouts, estate work, and single-item pickups, where the buyer is a homeowner searching on their phone.
2. Construction project data services
Dodge Construction Network and ConstructConnect report projects from planning through bidding, with owner, architect, and contractor contacts attached. Pricing typically starts around $300 a month for one user and territory and rises with coverage.
- Strength. Coverage of large demolition and redevelopment work is genuinely good.
- Weakness: project size. The reports skew large, so the interior strip-out of a 6,000 square foot retail unit that suits a junk crew often never appears.
- Weakness: exclusivity. Every subscriber in your market sees the same project on the same day, including the roll-off dumpster companies.
3. A junk removal marketing agency
Agencies charge $500 to $2,500 a month for junk removal marketing, and the range covers everything from local search management to full outbound.
- Strength. A good one brings copy, list work, and deliverability habits you would otherwise learn slowly.
- Weakness. The list, the domain reputation, and the process usually stay with the agency, so stopping the retainer stops the work.
Most junk removal agencies are built around residential search traffic, so ask for commercial case studies before signing.
4. Thumbtack and Angi
Thumbtack and Angi sell requests from people asking for a haul-away quote, at an estimated $25 to $75 a lead.
- Strength. A request arrives today, with no setup.
- Weakness: sharing. Each request typically goes to 3 to 5 haulers at once, so the first question is price.
- Weakness: fit. Almost all of the volume is residential single-pickup work, which is a different business from a store closeout.
Buy a small batch in a quiet month and treat it as filler.
5. Google Ads
Search ads reach people actively looking for junk removal, at an estimated $8 to $25 a click in most US metros.
- Strength. Genuine intent, and the phone rings the same day the campaign goes live.
- Weakness. Most searches come from homeowners. A property manager clearing 40 units at turnover rarely searches; they call the hauler who wrote to them last month.
Commercial-only campaigns work best with tight negative keywords and a landing page that asks for the property type and volume.
6. Apollo
Apollo is a contact database with built-in email sequencing, from free to about $99 per user a month. For a junk removal company it covers finding general contractors, property managers, and facility directors and emailing them from one place.
- Strength. One place for the contact data and the send.
- Weakness: timing. Apollo tells you who exists. It cannot tell you which building just pulled an interior demo permit or which retailer filed a closure notice last week.
That timing is where commercial haul-off work actually starts.
7. Instantly
Instantly is a cold email sending tool, around $37 to $97 a month, with strong deliverability tooling and unlimited sending accounts on higher plans.
- Strength. It sends well, and that is all it does.
- Weakness. You still need a job source, list hygiene, and reply handling.
It fits as the sending layer inside a larger system, and that is exactly the role it plays in our own stack.
How to choose
Start from the problem you actually have.
- You hear about jobs late, after the GC has already booked a dumpster. You need a source that reads permits and closure notices earlier, built yourself or bought as data.
- Plenty of quote requests, too few wins. More leads will not help. The money belongs in faster quotes and same-week scheduling.
- Budget and no time. An agency is the honest choice, priced accordingly.
The free commercial junk removal spec documents our version of the self-run option in full, including which permit and closure records carry the earliest signal, so you can judge that path with the real architecture in front of you before spending anything.
